Study 4 - Getting the best out of a property portfolio
One of our existing clients, a leading IT company in the US, asked us to help them make the most out of their growing portfolio of properties throughout the UK. The driver for this project was the need to find them a better home for their European headquarters, within one of the properties they already owned.
We drew on our experience of evaluating, planning and refurbishing business premises to carry out an extensive review of all their office space. Our client wanted our advice on how they could rationalise the property they had, and use it more cost effectively in the future.
Costs v. Benefits
We provided a series of scenarios that outlined the benefits and related
costs of moving their headquarters, or leaving them where they were.
Through a process of consultation and discussion, we proposed a £2.7 million scheme that involved relocating their European headquarters to another one of their premises – a move that would deliver considerable savings in the long term. Once the decision to move had been taken, we got on with the refurbishment and physical relocation of the company to their new offices. Our services also extended to managing several facilities on-site such as switchboard, the car fleet, catering and any ongoing building & maintenance work.
Consolidation
A key challenge for us came when our client acquired two new businesses half way through the project. Flexibility is central to how we work at FMS, which meant that very quickly we were able to incorporate the needs of these new companies into our plan for the new headquarters.

Our client is now able to manage their real estate to the best financial advantage of the company, and in a way that meets the different needs of their employees. At the end of the project, FMS was pleased to receive an outstanding partnership contribution award from the clients Head of EMEA Operations. We continue to play a significant role in the support and maintenance of all our client’s EMEA premises today.
